Position Summary

The Title Researcher establishes the clear ownership and encumbrance records that acquisition depends on. This role examines public records, prepares title reports, and identifies the rights and interests tied to each parcel along a project corridor.

Key Responsibilities

  • Research ownership, easements, liens, and encumbrances through county and public records.
  • Prepare title reports and ownership summaries for assigned parcels.
  • Compile chains of title and identify gaps or clouds that need resolution.
  • Verify legal descriptions against deeds, plats, and survey data.
  • Work with agents and supervisors on title issues that affect acquisition.
  • Keep organized title files and supporting documentation.
  • Track recording activity and update parcel records as documents are filed.
  • Support curative work to clear title defects ahead of closing.

Required Qualifications

  • Two or more years in title research, abstracting, or land records examination.
  • Working knowledge of deeds, easements, legal descriptions, and recording systems.
  • Strong accuracy and attention to detail with public records.
  • Proficiency with online records platforms and Microsoft Office.
  • Clear written reporting skill.

Preferred Qualifications

  • Experience with ROW, utility, or transportation corridor title work.
  • Familiarity with title curative and resolution processes.
  • Knowledge of multi-state recording practices.
  • Bilingual ability is a plus.

Work Environment

Office, hybrid, or remote role centered on records research, with limited courthouse or field visits as needed.
